Bricknells Rentals are able to offer a "let only" or "full management service" that allows our Clients to choose from a range of services on offer:

Let Only Service

 

• Our Letting Specialist will advise you on the Current Rental Value
• Your Property will be advertised in the appropriate local papers, in our Windows and via the National Site "Right Move"
• Prospective Clients will be interviewed, Fully Referenced and Credit Checked through premier "Home let"
• Assured Short hold tenancy agreements will be prepared and signed at no extra cost to the landlord
• Once the tenancy agreements have been signed and the first month's rent and Security Bond paid, we will immediately forward you the balance after deducting our fee

Full Management Service

In addition to the Services detailed in the "let only" section our full management service also includes:

 

• Collecting the monthly Rental and accounting to you within 3 days of Receipt. Commissions are only deducted from the Rents received.
• Funds can be paid to you direct or into a nominated account of your choice, either by cheque or BACS
• Property Inspections at regular Intervals, free of charge
• During the tenancy we will attend to any minor or urgent repair and secure quotes for serious works
• Repairs in excess of £100 we will obtain your authorization to proceed prior to carrying out the work. However if you wish us to consult you before any repairs other than urgent works then advise us at the start of the tenancy.
• We will advise all incoming tenant's of the procedure for registering meter readings with the appropriate utilities. When tenants vacate the property we will take all meter readings in case of dispute.
• A detailed inventory charged at cost will be prepared and checked at every tenant change
• At the end of the tenants occupancy, security bonds will be refunded after a thorough inspection of the Property, any necessary repairs will be deducted from the Bond.

Property Sourcing

We offer a comprehensive property sourcing service to give local and out of town investors the benefit of our 40 years experience. We can give free telephone advice on the popularity and estimated Rental of selected properties. Should Clients wish us to inspect properties personally prior to purchase a nominal fee of £50 + VAT will be charged; refundable if the property is placed under our management.

Repairs Refurbishment

Experience has shown that the condition of the property attracts the same quality of tenant. It is imperative therefore, that landlords present the property in a clean and well maintained condition, which will in turn attract the right tenant.
